Buyer fit

Is The Atas right for you?

No development suits everybody. Here is an honest read on who tends to get the most out of The Atas — and who is usually better served elsewhere.

A good fit if you are

  • A family or downsizer wanting a genuinely spacious home — 1,156 to 1,518 sq ft, 3+1 to 4+1 rooms — rather than a compact investor unit
  • Already rooted in Taman Desa or nearby, and wanting to stay in the neighbourhood in a new low-density building
  • Someone who values privacy — corner "semi-D in the sky" layouts with only one neighbour and ~8 homes per floor
  • A car-first household — you'll appreciate 2–3 car parks per unit and access to eight highways
  • Reassured by a residential title (residential utility tariffs) and a listed developer

Probably not for you if you are

  • Set on freehold — despite some listings claiming otherwise, The Atas is leasehold
  • Reliant on rail — the nearest KTM is ~1.7km and LRT/MRT are 4.8–5.5km away, so this is a car-first location
  • Looking for a compact, low-quantum entry unit — the smallest layout here is already 1,156 sq ft
  • Sensitive to traffic — Taman Desa's few access roads are known to congest at peak hours
  • Needing a ready home now — completion is targeted for 2028
Balanced view

The Atas: pros and cons

Every project involves trade-offs. These are the ones worth weighing before you commit.

Strengths

  • Genuinely low density — 624 units, only ~8 homes per floor, with corner "semi-D in the sky" layouts and one neighbour per unit
  • Large family-sized layouts (1,156–1,518 sq ft, 3+1 to 4+1 rooms) — uncommon among new KL launches that skew compact
  • Residential title, so utility and assessment tariffs are billed at residential rates, plus a generous 2–3 car parks per unit
  • Established, leafy Taman Desa address minutes from Mid Valley, Bangsar South and KL Eco City, with KTM Seputeh ~1.7km away
  • Exceptional road connectivity — eight major highways (Federal, NPE, KL-Seremban, MEX, KESAS, Smart Tunnel, SPRINT, Sg Besi) plus the upcoming DUKE 3
  • 53 facilities across four levels, pet-friendly with EV charging, by listed developer Maxim Global Berhad

Trade-offs to consider

  • Leasehold tenure (99-year) — not freehold, despite what some third-party listings state
  • Taman Desa is a mature, built-up area with well-known peak-hour traffic on its limited access roads
  • Rail is not walkable — nearest KTM ~1.7km, LRT/MRT 4.8–5.5km — so it is effectively a car-first home
  • Larger built-ups mean a higher overall price (quantum) than the compact units common nearby
  • Completion is targeted for 2028, so this is a build-and-wait purchase
My take

The verdict on The Atas

What I tell buyers who ask me about The Atas

The Atas is playing a different game to most new KL launches. While the market floods with 500–800 sq ft compact units, this one goes the other way: big, corner, semi-D-style layouts from 1,156 to 1,518 sq ft, only about eight homes per floor, and one neighbour per unit. If you're a family or a downsizer who wants space and privacy — not a shoebox — that's a genuinely differentiated pitch in Taman Desa.

The residential title is an underrated plus. You'll pay residential utility and assessment rates rather than the commercial tariffs that come with a lot of serviced-apartment launches, and you get 2–3 car parks per unit — which matters here, because The Atas is honestly a car-first home.

That's also where I set expectations. The nearest KTM is about 1.7km and the LRT/MRT are several kilometres out, so if you want to live off rail, this isn't it — you'll be driving. The upside is eight highways at your doorstep; the downside is Taman Desa's traffic, which is a real thing at peak hours on its few roads.

One point I always correct: several listings tag this "freehold." Based on the approved project information and The Edge's reporting, The Atas is leasehold (a 99-year title). It's a strong low-density product in an established address — just buy it for what it is. And with a 2028 completion, treat it as a forward purchase rather than a move-in-now home.

The neighbourhood

What it is like to live in Taman Desa

Taman Desa is an established housing estate in south-western Kuala Lumpur (postcode 58100), tucked off the East-West Link Expressway and Jalan Klang Lama. Built up from the 1970s and long dominated by landed homes, it is a mature, leafy, largely residential enclave rather than a new township — and downtown Kuala Lumpur is only around 10–15 minutes away. The Atas sits on Jalan Taman Bukit Desa, on the edge of the estate.

Its appeal is being central yet tucked-away. Mid Valley City, KL Eco City and Bangsar South are all a short drive off, and the neighbourhood is threaded by major roads — the Federal Highway, NPE, KL-Seremban Highway, MEX and the SMART Tunnel among them — giving quick reach across the Klang Valley. On rail, KTM Seputeh is the nearest station at roughly 1.7km, with LRT and MRT lines a few kilometres further out.

Mature and settled, not brand-new

What you trade for that maturity is that Taman Desa is fully built-up and its access roads are limited, so peak-hour congestion is a well-known local grumble. In return you get decades-old amenities on your doorstep — schools, banks, clinics such as Taman Desa Medical Centre, and everyday shops and eateries — plus a settled, community feel that newer townships take years to develop.
