The headline on M Aurora is the freehold title. For a brand-new serviced apartment on Old Klang Road, at this entry point, that's genuinely uncommon — most of the new stock along this corridor and around Mid Valley is leasehold. If long-term value and not having a lease expiry to plan around matter to you, that alone puts this project on the shortlist.
The location does the rest of the talking. You've got the NPE, Federal Highway and KESAS feeding straight in, two KTM stations you can genuinely walk to, and the future MRT3 not far off. For anyone working around Mid Valley, Bangsar or KL Sentral, this is a short, flexible commute — road or rail.
Where I set expectations plainly is density and title. At 1,544 units across two towers this is a big community, and six lifts per tower is a ratio worth thinking about if you're near the top. It's also a serviced (suite) apartment on a commercial title, so you're on commercial utility and assessment tariffs — normal for this product type, but factor it in. And Old Klang Road traffic is a real thing at peak hours, even with the good access.
Finally, it's a 2030 completion, so treat it as a forward purchase. If you want keys soon, look at something further along. But if you're buying freehold in an established KL corridor for the next decade — with Mah Sing's scale and management behind it — M Aurora is one of the more compelling new options on Old Klang Road.
Old Klang Road (Jalan Klang Lama) is one of Kuala Lumpur's oldest and most established commercial corridors — a mature, continuously evolving stretch between the city, Petaling Jaya and the southern suburbs, rather than a new township still filling in its amenities. It runs close to Mid Valley City, Bangsar South and Kuchai Lama, and its long-running rows of shops, showrooms, wet markets and eateries reflect decades of steady development.
The area's biggest practical draw is connectivity. The NPE, Federal Highway and KESAS all thread through or past it, giving quick access across the Klang Valley, and two KTM stations sit within walking distance of M Aurora, with the future MRT3 Circle Line set to add another layer of rail access nearby. For daily commuting into the city or out to PJ, few established corridors offer this much choice of road and rail.
What you trade for that maturity is that Old Klang Road is a busy, built-up artery — its peak-hour traffic is well known, and it's a working commercial road rather than a manicured masterplan. In return you get shops, malls such as Pearl Point and Bloomsvale, schools and clinics that have been operating for years, plus proximity to Mid Valley and Bangsar — amenities that are already there, not promised in a later phase.
