The verdict on Lunar Seputeh

What I tell buyers who ask me about Lunar Seputeh

Lunar's pitch is location plus certainty. Being roughly 700 metres from Mid Valley, inside the golden triangle of Bangsar South and KL Sentral, is a genuinely strong address — and unlike a greenfield launch, you're buying into the final phase of a masterplan MRCB has already built out, with the mall, the park and earlier residences delivered rather than promised. That lowers a lot of the usual new-launch risk.

Two things set it apart from much of the nearby competition. First, it carries a residential title, not the commercial serviced-apartment title that's common along Old Klang Road — which matters for utility tariffs and everyday living. Second, it's a genuinely liveable product: a low-density single tower, over 40 facilities, a 1 km promenade park, pet-friendly spaces, and a layout range that runs from an efficient 1+1 all the way to dual-key and 4+1 family homes.

Be clear-eyed about the trade-offs. It's leasehold, and it's a forward purchase completing around 2030, so this is build-and-hold rather than move-in-now. At 50 storeys and 483 units, the stack, facing and floor you pick will matter — the skyline-facing high floors are the prize, and a few lower units near the boundary are worth checking against a nearby utility pylon.

The connectivity is the headline. Mid Valley City — with Mid Valley Megamall, The Gardens Mall and its KTM and Abdullah Hukum links — is roughly 700 metres away, KL Sentral and Bangsar South are about 2 km, and the NPE, OKR–NPE link bridge, Federal Highway and East-West Link fan out across the Klang Valley.
