This page is dedicated to the Rumah Selangorku component of Avantro Residences — the price-controlled, affordable homes set aside for eligible Selangor residents under the state scheme. It's a rare chance to own a brand-new, freehold home, right next to an LRT station, with full condominium facilities, at an affordable-scheme price. Here we focus entirely on the Type A unit.
Type A is the Rumah Selangorku layout at Avantro — a compact but genuinely liveable 550 sq ft home, designed so nothing is wasted. Here's exactly what you get.

Because Type A is a Rumah Selangorku unit, you buy it through the Selangor state scheme (administered by LPHS), not as an ordinary open-market sale. In general, you'll need to meet these criteria:
Citizenship & ageA Malaysian citizen aged 18 or above.
Selangor connectionYou (or your spouse) live or work in Selangor.
Income within the ceilingHousehold income within the Type A band. RSKU ceilings span roughly RM3,500–RM14,500 across Types A–E, with Type A at the entry tier — confirm the current Type A figure with LPHS.
First-home / no other propertyYou must not already own another property in Selangor.
Owner-occupier onlyYou must live in the unit — Rumah Selangorku homes cannot be rented out.
Moratorium on resaleYou can't sell or transfer within the restricted period without LPHS approval.
Meeting the criteria places you in consideration — it isn't an automatic offer, as selection is merit-based and depends on available stock. Eligibility rules and income ceilings are set by LPHS and reviewed from time to time, so always confirm the current criteria on the official LPHS channels. I'm happy to walk you through the Avantro Type A application — just message me.
Type A residents share Avantro's resort-style facilities deck within a gated, multi-tier-security development — a real step up from typical affordable-housing amenities.
An infinity swimming pool, a dedicated kids' pool and water-play area for the whole family.
A well-equipped gym plus landscaped areas for an active everyday routine at home.
A children's playground, garden playground and an indoor games room for downtime.
An on-site retail hub for daily needs, within a gated, multi-tier-security community.
Avantro's location is a big part of the Type A value story — about 180 metres from Kinrara BK5 LRT, in a mature township ringed by highways and everyday amenities.

Rumah Selangorku Type A is aimed at a specific buyer. Here's an honest read on who it fits — and who it doesn't.
Every home involves trade-offs — and an affordable-scheme unit has its own specific ones. Here's the balanced view.
If you qualify, this is one of the more attractive affordable-scheme homes I've seen. The usual knock on Rumah Selangorku units is that they're far out, basic, or leasehold. Avantro flips all three: it's a freehold development, roughly 180 metres from an LRT station, sharing a proper condominium facilities deck — at a Rumah Selangorku price. For an eligible first-time buyer, that combination is hard to beat.
The Type A layout is genuinely well thought out. 550 sq ft is compact, but the open living-dining, the real kitchen and yard, and especially the flexible "+1" study make it live much larger than the number suggests. It's the kind of home a single professional or a young couple can move into and actually stay in for years.
Be clear-eyed about the scheme rules, though. It's owner-occupier only, so this is not an investment to rent out; there's a moratorium that limits early resale; and you have to meet and prove the eligibility criteria, with allocation subject to available stock. It's also a commercial-title serviced apartment, so factor in the utility tariffs and assessment rates that come with that.
For an eligible buyer who wants to stop renting and own a well-located, freehold first home, Avantro Type A is a genuinely strong option — provided you go in understanding it's a live-in home, not a flip. Tell me a little about your situation and I'll help you check whether you'd qualify and how to apply.
Bandar Kinrara is one of Puchong's most established townships — a mature, family-friendly area with everything a household needs already in place. Avantro sits at an especially convenient spot within it: about 180 metres from the Kinrara BK5 LRT station, with a Giant hypermarket essentially at the doorstep and KPJ Kinrara hospital minutes away.
Connectivity is excellent for the price point. The Sri Petaling LRT line gives a direct ride towards Bukit Jalil, Sungai Besi and KL city centre, while the Bukit Jalil Highway, KESAS, LDP, MEX and NPE fan out across the Klang Valley by car. Retail and lifestyle are well covered too, from Pavilion Bukit Jalil and IOI Mall Puchong to Sunway Pyramid a little further out, and there's a strong cluster of schools and universities — IMU, Taylor's and Sunway — nearby.
For a Rumah Selangorku buyer, location is where affordable schemes usually compromise — and Bandar Kinrara doesn't. You get an established, well-served township on the LRT, which keeps daily life easy and helps the home hold its appeal over time. It's a genuinely sensible place to plant a first home.
If Type A isn't the right fit, these are the options I'd put in front of you next.
The open-market side of the same development — larger 1–4 bedroom layouts with no eligibility rules, for buyers who don't need the scheme.
CompareA transit-oriented option next to IOI Mall Puchong and the LRT — a nearby open-market alternative to weigh.
CompareA lakeside YTL Land option in the wider Puchong area for buyers wanting greenery and more space.
It's the Type A unit in the Rumah Selangorku (affordable housing) component of Avantro Residences, by Chin Hin Group Property in Bandar Kinrara, Puchong. Type A is a 550 sq ft home with 1+1 bedrooms (a bedroom plus a flexible study) and 1 bathroom, offered under the Selangor state scheme.
Rumah Selangorku (RSKU) is the Selangor state affordable-housing scheme run by Lembaga Perumahan dan Hartanah Selangor (LPHS). Developers of qualifying projects must set aside a portion of units as price-controlled affordable homes for eligible Selangor residents, in tiers from Type A to Type E.
In general: a Malaysian citizen aged 18+, who lives or works in Selangor, with household income within the chosen type's ceiling, and who doesn't already own another property in Selangor. Units are owner-occupier only. Apply online via the official LPHS portal; selection is merit-based and subject to stock. Always confirm current criteria with LPHS.
Rumah Selangorku units are owner-occupier only, so you can't rent it out. A moratorium period also applies, during which you can't sell or transfer without LPHS approval — confirm the exact period and resale rules with LPHS.
Avantro is a freehold development. Rumah Selangorku units still carry the scheme's eligibility, owner-occupier and moratorium conditions set by LPHS, regardless of tenure.
